Your journey to a new Wyatt Home

We are so pleased that you are considering Wyatt Homes and we are here to help you discover your dream new home.

We have a Sales Advisor you can contact for each of our current developments. Depending on the stage of construction, you may be able to take a site walk with our Sales Advisor to look inside our homes. Alternatively, we may have a Show Home or a 3D virtual tour you can view.

If you do not quite find what you are looking for this time, but have fallen in love with what a Wyatt Home offers, you can register with us for future homes and developments.


Reserving your Wyatt Home

When you have found your dream Wyatt Home our Sales Advisor will book your reservation appointment, this includes going through the important finer details of your home and the development as a whole. A reservation fee will be required to secure your new home for a 28 working day period. A helpful guide to achieving exchange of contracts within this time will be provided.

Having the best support around you is key when buying or selling a home. We can recommend independent mortgage specialists who won’t charge a fee, and Conveyancing firms who offer our customers exclusive discounts. These firms meet the high standards required to feature on our panel and have consistently outperformed other firms. These Conveyancers receive exclusive access to the development Legal Contract prior to the development launching, meaning enquiries are raised up-front and on some occasions Local searches may already have been obtained, saving customers time and money.

Our Sales Advisors are there for you, from the moment you register with us, to the moment you move in to your new Wyatt Home. Our Sales Advisors have regular meetings with Site Managers so we can keep you well informed of your homes progress. We understand there can be a lot of think about when buying a new home, especially if you are selling a property too, so our Sales Progressor will be in regular contact with your Solicitor and any estate agent involved in your chain to ensure everyone is on track and kept up to date. Your Sales Advisor will have access to our in house Sales Progressors live updates.

Personal touches in your Wyatt Home

Subject to the build stage of your new home, your Sales Advisor will invite you to choose from a range of flooring, wall tiles, kitchen worktops and handles etc, to customise your home. Homes that are further progressed in their build stage will already have specially chosen finishes to give the touch of luxury our Wyatt Homes are renowned for. Should you wish to purchase additional extras this will also depend on the build stage.

Home demonstration

When your home reaches a certain build stage and has been signed off by the warranty provider, you will be invited to meet the Site Manager that has been overseeing the construction of your new home. They will inform you how your home has been built and demonstrate the functions and fittings. This appointment may be before or after exchange of contracts.

Exchange of contracts

This is the very exciting moment where your new Wyatt home is contractually bound to you. Exchange of contracts can take place at any time while your new home is being built. Depending on the stage of your home, either a fixed completion date will have been agreed been you and Wyatt Homes, or you will have exchanged contracts with legal completion on notice. If this is the case, our Sales Advisor will continue to keep you fully-informed on the progress until your home’s at a stage whereby notice can be served for Legal Completion.

Legal Completion

The day you have been waiting for arrives. Final meter readings will be taken and once Legal Completion has been confirmed by Wyatt Homes Solicitors, your Sales Advisor will be in contact to invite to you collect your keys. You will be provided with a completion handover pack containing lots of useful information about your home. Time to relax and enjoy your new Wyatt Home.

Customer care

The Site Manager will contact you on the seventh day of you occupying your new home to check how you are getting on and answer any questions you may have. Following this, our Wyatt Homes Customer Care representative will be in contact, they will be your point of contact going forwards. Your ten year new homes warranty with Premier Guarantee will commence, including our two year Customer Care service.

We will help you sell your existing property

You'll receive assistance from our experienced Sales Advisors to help sell your home by organising valuations from our recommended Estate Agents who will look after the marketing of your property from start to finish.

We may hold your dream Wyatt Home off the market for up to 4 weeks, this will be discussed with our Sales Advisors at time of enquiry.

We will contribute towards your Estate Agent fees

We will also contribute towards your Estate Agent fees, helping to make your move into a new Wyatt Home as hassle free as possible, so you can sit back and relax.

Reserve your Wyatt Home

Once you have agreed an offer on your own home, you will be invited by the Sales Advisor to reserve your new home and complete the paperwork.

Move into your dream Wyatt Home

When your Wyatt Home is ready, we will simply hand over your keys!

What is Early Bird?

If you have your heart set on a particular home within a Wyatt Homes development, but it hasn't been officially released for sale, our Early Bird Scheme gives you the opportunity to secure first refusal when the plot is released for sale.

Early Bird is only available on selected plots and may not be available at all of our developments. Please speak to our Sales Advisors to check availability and for any specific information regarding the Early Bird process.

Register your interest with us.

Get in touch with our Sales Advisors here to check whether an Early Bird option is available on your chosen development. If you have registered your details with us already, our Sales Advisors will contact you to discuss this option further and check you are in a proceedable position, i.e. you have nothing to sell or are sstc and have been financially qualified by our panel Financial Advisors.

Secure your Early Bird on a Wyatt Home

In order to secure an Early Bird against a particular home you like, you will be required to pay an Early Bird fee of £1000, unless you are using the Government HTB scheme then it's £500, which gives us your commitment that you would like to buy when the home is released.

You will also be invited to complete the Early Bird paperwork. You will not need to instruct a Solicitor at this stage. The purchase price of the property will not at this stage be set, nor will the completion date, though the Sales Advisor may be able to give an indication.

Proceed to reserving your Wyatt Home

When the home is ready to be released for sale, this is usually within 6 months of the anticipated build completion date, the Sales Advisor will be able to release the purchase price and anticipated completion month to you. You will be offered 48 hours to decide whether you would like to proceed to officially reserving the plot.

Should you decide not to proceed, the Early Bird fee is fully refundable. Should you choose to proceed and wish to buy your Wyatt Home, you will be invited to book in your Reservation appointment, no further fee is required at this stage. Guidance on the 'buying process' can be found on or website here and your Sales Advisor can provide you with a 'guide to exchanging within 28 working days' leaflet.

Do you know someone that would love a Wyatt Home?

All you need to do is complete a short form and give it to your friend to hand to one of our Sales Advisors upon their first visit to a Wyatt Homes Development. If your recommendation results in the purchase of a Wyatt Home we will give you £500.

We’re so pleased you love your new home. If you know someone who is considering moving and they have not already registered with us, please ask your Sales Advisor for a Recommend a Friend form and send it to your friend/family member to complete. They will need to take along with them on their first visit to meet our Sales Advisors.

Receive £500

We can then register your friend/family members details and if they proceed to buy a Wyatt Home we will send you £500 as a 'thank you' when they legally complete.
